Property Inspections & Recommendations

Patron PMC provides inspections and recommendations to help property owners ensure that their assets are in good condition, and comply with all relevant rules, regulations, and guidelines.

We conduct frequent, on-site inspections of the properties under management, and identify (in-writing), issues or potential problems, both short and long term. By providing Landlords with monthly, comprehensive reports, Patron PMC assists Landlords in reducing the costs associated with operating a first-class property.

All recommendations and analysis involve consultation amongst the entire Patron team after consideration of budgetary and lease issues.

Vendor & Tenant Interaction

In addition to core property management services, Patron PMC provides vendor oversight services designed to streamline management of third-party vendors and contractors.

Financial Management & Reporting

Using the most sophisticated and up-to-date Management and Accounting software, Patron PMC closely monitors all issues relating to income and expenses. We also ensure proper allocation of CAM, Real Estate Taxes and Insurance costs between the Tenants, on a prorata basis, ensuring the Landlord receives what is owed.

We assist Landlords across the entire spectrum of financial decisions, including establishing and adhering to budgets, debt service, and Member distributions. We also ensure that proper accounting techniques are adhered to for preparation of year-end tax documents by others.

The monthly, written financial reports provided to our Landlords are comprehensive, extremely detailed, and always up-to date. Patron PMC also has the ability to provide customized financial reports upon request.
